EV Realty Reserves 9 MW From Edison in Ontario for a Truck Hub It Will Not Build Until 2027

EV Realty has bought an industrial property at 2151 E. Philadelphia Street in Ontario, California, and reserved 9 MW of grid capacity from Southern California Edison to charge heavy-duty trucks on the site. The company announced the purchase on September 17, 2026. Construction starts in 2027. EV Realty did not give an opening date, a purchase price, or a port count.

The property sits three miles from Ontario International Airport and reaches the SR-60 and I-15 freeways. EV Realty points the site at fleets that serve the Ports of Los Angeles and Long Beach, plus the intermodal yards in Los Angeles and San Bernardino.

“Ontario sits at the convergence of the nation’s largest container gateway and the densest warehouse cluster in North America,” said Patrick Sullivan, chief executive of EV Realty.

The power reservation is the asset

The press release leads with the real estate. The operative sentence is the one about Southern California Edison. EV Realty says it worked with the utility to confirm and reserve the 9 MW before closing on the building.

EV Realty says the grid around the property is severely constrained, and calls that the reason the site carries value. That order matters in the Inland Empire. Warehouse space in the submarket is abundant and well priced. Distribution capacity of several megawatts, on a schedule a fleet operator will sign against, is not. A developer who buys a building first and asks Edison for power second joins a queue with no bargaining power and no date.

Why It Matters

Fleet operators buying electric drayage trucks now need to know where those trucks charge in 2028, not where a hub opened last year. For them the useful disclosure in this announcement is the reserved 9 MW, because a confirmed utility allocation survives a construction delay. The capacity total does not carry the same weight.

The pattern is worth watching across the Inland Empire. Developers who lock distribution capacity ahead of a purchase will set the pace of drayage electrification near the ports. Those who treat power as a later step will keep announcing sites and moving dates.

Two of the three sites are unbuilt

Sullivan said that when Ontario comes online, EV Realty will hold 27 MW of simultaneous truck charging capacity between the ports and the Inland Empire. Only one depot inside that total charges a truck today.

EV Realty opened a 9 MW truck charging depot in San Bernardino in April. It plans to break ground on a site closer to the ports in Torrance later this year. Ontario has no construction start before 2027 and no stated completion date. The 27 MW headline therefore counts two depots that nobody has built.

Critical Perspective

The 9 MW reservation carries the weight of this announcement, and EV Realty is the only party describing it. Southern California Edison has not published a filing, a cost, or an energization date for the site. A reservation announced in a press release is not the same instrument as an executed service agreement, and the release does not say which one this is.

The release also withholds the numbers that decide whether 9 MW is a lot. It gives no port count, no acreage, and no purchase price. EV Realty has published no utilization data from the San Bernardino depot since it opened in April. That is the evidence that would show whether its first 9 MW runs full or sits idle.

Then there is the calendar. Construction starts in 2027 and the company names no completion date. A fleet deciding today where to route 2028 deliveries gets a location and a capacity from this announcement, and no date to plan against.
